Real Estate Home Selling Market Report: Is Now the Time to Make Your Move?
The real estate home selling market can be very unpredictable, especially in today’s climate. As interest rates rise and fall, home inventory fluctuates, and buyer demands change. It can be challenging to understand when it is the right time to list your home or purchase one. This blog post will cover the current state of the home-selling market, how fast homes are selling, and whether now is the right time to make your move.
How fast will my home sell?
The real estate home selling market is incredibly competitive, with homes flying off the market in record time. According to the National Association of Realtors, homes sell within an average of 17 days of being listed, the fastest rate in over a decade. This rapid pace is due to a shortage of available homes for sale. Even with the increase in interest rates, Carteret County is still attracting a large pool of buyers. If you’re considering selling your home, now may be the perfect time to capitalize on the high demand and fetch a great price. Check out how fast our homes are selling and preview our days on the market in April 2023 Real Estate Market Report.
View 2023 April Real Estate Market Report
Where do I start if I am a first-time buyer?
While the selling market is booming, it’s important to note that the buying market is equally competitive. With interest rates hovering around 6%, many first-time buyers and investors want to enter the market to take advantage of reasonable rates. The average interest rate since 1971 is 7.75%. As a buyer, you must act quickly and understand what you want in a home. Knowing your budget, location preferences, and ideal home features will help you make a quick and well-informed decision before someone else swoops in and snags your dream home. Connect with a local lender.
When is the best time to sell my home?
In summary, the real estate home-selling market is very competitive, with homes selling rapidly. Despite the intensified competition, now is a great time to consider listing your home or purchasing a new one. With reasonable interest rates and a shortage of available homes for sale, many buyers are eager to move now. The summer months are an ideal time to sell your home, and it’s essential to grasp local real estate trends and market price points. Work with a reputable Bluewater Real Estate agent who can guide you. You can make your next real estate home sale with careful planning and some luck. We serve Carteret, Craven, and Onslow Counties and can make your home sale successful.

We’re sharing some terrific tips on making the moms in your lives day just a little more special! Plus, these tips are helpful for any special occasion because who doesn’t love a good picnic under the sun?
Locations for your Crystal Coast Picnic
If you’re looking for the perfect Crystal Coast picnic location, you can’t go wrong with a Bluewater vacation home! Our vacation rentals often have breathtaking ocean views and are just steps away from the beach; it’s the perfect place to stage your Mother’s Day picnic! Most have fully equipped kitchens to accommodate your great culinary ideas and provide an excellent spot for Mom to retreat to when she needs a break from the sun!
Want to give Mom a resort-like picnic experience just for her? Look for a vacation rental home with a pool! This way, she can relax with a drink and have her feet in the water while enjoying the warm sun, ocean breeze, and snacks nearby! The Crystal Coast picnic location you choose should be all about helping her relax and recharge in peace!
Last but not least, let’s take Mom to the beach! There’s something special about the sound of the waves crashing and the salty ocean air that adds to the picnic experience. You can set up your picnic on a large beach towel or bring a portable table and beach chairs. Remember to bring plenty of sunscreen, refreshments, and your choice of shade! Of course, a beach picnic isn’t complete without at least getting your feet wet in the beautiful Atlantic Ocean!
So now that we have the location covered, it’s time to take care of the second half and our favorite part of the Crystal Coast picnic experience, the refreshments! We like to keep it simple and fun! Finger foods make a great poolside and on-the-beach picnic staple. They are also the easiest to prepare and make for an excellent presentation! Here are a few ideas to help you plan the perfect picnic menu!
Regarding the liquid refreshments, we want to keep them versatile and straightforward! Start with picking up your favorite brand of seltzer water. That will be the base of your drink, and some may prefer to drink just that. Add a fruit juice of your choice, and you have a fancy mocktail, just garnish with fruit! If you want to make this a cocktail, add some flavored rum or liqueurs to this mix, and that’s all there is to it!

We are David and Julie Perry, known as Team Perry, Emerald Isle Realtors at Bluewater Real Estate. We feel blessed to have been born and raised in Carteret County, one of the most beautiful and unique places. The ocean, sound, marsh grass, and salt air are incredible, but more importantly, the people who make it special. Our county is known for how people help one another in crisis and for its “southern hospitality.”
Meet David and Julie Perry, Emerald Isle Realtors
Our favorite hobbies involve traveling – mostly cruising! However, it was through an opportunity, as teachers, to travel with students that we have been able to visit Australia and New Zealand as well as more than half of the countries in Europe. Yet, we still appreciate the beauty of where we live. Boating, biking, golfing, and listening to live entertainment are some of our favorite things. This area is fortunate to have amazingly talented musicians who have chosen to live here.
About Team Perry
Life on the Crystal Coast has sometimes been challenging. A business loss and cancer diagnosis in 2012 re-centered our value of people, experiences, memories, and faith. In 2017, our daughter, Kalen, graduated from NC State, and in 2019, our son, Ryan, graduated from Croatan High School and headed to NC State. We reflectedthat much of our lives had centered around our kids’ extracurricular activities. Therefore,we needed to find something to do with our free time. We enrolled in real estate classes with plans to sell real estate in retirement.Withlifelong friends Cathy Sheaffer, Marsha Jordan, Kitch Ayre, and Syndie Earnhardt, as well as the reputation of Bluewater Real Estate, the choice to join Bluewaterwaseasy. The knowledge of our co-workers, the owners, and our Broker in Charge has been invaluable.

We have many military families on the Crystal Coast, and since we are educators, we have had an opportunity to learn from our students and their families who have lived worldwide! Most of our clients have been family, friends, and friends of friends. Because relationships are vital to us, we have thoroughly enjoyed real estate as a retirement career and look forward to assisting future clients in buying or selling in the area we love. We look forward to hearing from you!
Get farm-to-table, fresh summer deliveries when you book with Bluewater Vacation Rentals. Many of our guests enjoy the abundant farm-fresh food found here while vacationing with us. Over the past few years, Emerald Isle and Atlantic Beach vacationers have been participating in the Vacationer Supported Agriculture program we’ve helped to facilitate.
This year, Bluewater Vacation Rentals is pleased to be able to continue to provide Vacationer Supported Agriculture to our guests through Shenk Family Farm. Shenk Family Farm offers weekly deliveries straight to your door every Sunday evening this summer from Memorial Day through Labor Day.
Items Available Each Week by Shenk Family Farm and Other Local Farmers:
Pasture-Raised Meat and Eggs
Joe and Rachel Shenk are first-generation farmers in Newport, NC. Their farms offer farm-to-table, fresh chicken, pork, grass-fed beef from Piney Woods Farm, eggs, bone broth, and more. Their passion is to manage their farm in a way that promotes happy and healthy animals, land, community, and farmers. They want to know their customers and for their customers to know them. They also value equipping people to prepare their products in a way that brings them joy and create delicious meals to share with the people they love. Your meat will come vacuum sealed and frozen.
Local Produce Bundles
The farm-to-table fresh produce bundles from the Carteret Local Food Network typically consist of various fresh, seasonal fruits and vegetables grown and harvested by local small-scale farmers. Each bundle will contain approximately 12-16 servings of local, seasonal veggies, so be sure to snag as many as you need depending on how many people you’re feeding. Check out the item description in our online store to see what produce to expect during the summer season.
Freshly-Cut Flower Bouquets
Two Bees Farm is a flower farm located in Carteret County, specializing in responsibly grown, unique, fresh flowers. Tanya and Travis Watson take pride in growing heirloom, cottage-style blooms unlike anything you’d find in a box store or traditional florist shop. Your seasonal bouquet will be filled with a variety of colorful blooms and greenery hand-picked from our fields to your vase. Each bouquet will be cut and prepared by hand, assembled in a jar, and hand-delivered to your doorstep.
Local Sea Salt
Atlantic Beach Sea Salt Company’s seawater is drawn from the beautiful nutrient-rich Blue Water miles off Atlantic Beach, North Carolina. There are no chemicals or outside agents in their salt. It is 100% natural. They use the wind, sun, and love of the sea to produce the finest salt on the east coast. Their sea salt is packaged right on the island in its purest form. You will love the beautiful white crystals and crunchy texture. Their salt is easily served in larger crystals or simply pinched into finer finishing salt.
Lard Goat Milk Soap
Kristi at Logan Farms uses Shenk Family Farm rendered pork lard, their own goat milk, and recipes inspired by them and their customers to create old-fashioned lard soap. Kristi has handcrafted several varieties in small batches that include only simple, natural ingredients such as essential oils, oats, dried florals, and more. These soaps clean and lather well while also being moisturizing, gentle on the skin, and long-lasting. You will love these bars in your home, on your vacation, or to give as a gift!

5 Ways to Find the Right Family Beach Vacation Rental
Looking for a family beach vacation rental without all the hassle? We’re sharing 5 helpful tips to find the right family beach vacation rental on the Crystal Coast.
With its rich history, gorgeous beaches, and welcoming communities, the Crystal Coast is an ideal family getaway spot—there is something here for everyone. Still, there are a few things to consider before deciding on the best beach vacation rental for you and your crew as you try to maximize your experience. While it may seem easy n the grand scheme of things, there is always more than meets the eye. So to help you narrow down your options and find a place to call home, we put together 5 ways to find the right beach vacation rental on the Crystal Coast.
1. Decide When to Visit the Crystal Coast
One of the best aspects of booking a beach vacation rental on the Crystal Coast is the region’s status as a year-round getaway destination. Those escaping winter from the northern areas will tell you that towns like Atlantic Beach and Emerald Isle offer an excellent retreat from cold weather. On the other hand, families looking for fun in the sun once school’s out will say the beaches, waterparks, and other family-friendly attractions are a fun way to spend summer. And, of course, there are always the happy mediums of fall and spring. Either way, deciding when to visit might be the best first step to planning.
2. Determine Your Family Beach Vacation Rental Budget
Creating a feasible budget is another crucial step in finding your family’s best beach vacation rental. It doesn’t take long to get caught up in how to spend your time, so you’ll want to figure out how much you’ll be spending as soon as possible. Food and other daily expenses should be factored into the overall cost of your trip. Also, knowing what everyone wants to do will give you a better idea of your budget, thus determining what lodging option is ideal. The bottom line is to balance all your expenses and go from there.
While it’s understandable that people may not want to think about goals while vacationing, doing so will give you realistic expectations of what is possible during your stay. It’s not a bad idea to set your intentions to ensure you can select a beach vacation rental that matches your desires. Also, having vacation goals will motivate you and your family to try new things as you explore the Crystal Coast.
4. Find a Beach Vacation Rental for Your Activities
Having so many things to do on the Crystal Coast comes with many options for choosing the best beach vacation rental. When it’s all said and done, you’ll need a place that provides optimal proximity to the activities and attractions you seek and accommodations, amenities, and services to complement an unforgettable getaway.
