2022 Cookies for the Troops Drive

We hope you’re looking forward to this year’s long-standing Cookies for the Troops drive as much as we are.

Bluewater Real Estate and Vacation Rentals is proud to be an official drop-off location for the Carteret County Chamber of Commerce’s 2022 Cookies for the Troops drive. This popular annual cookie drive allows the community to donate homemade or store-bought cookies and other treats to our military service members who will be on duty over the holidays. This is a fun and easy way for people to show their gratitude and appreciation for those that go above and beyond for our country.

The Military Affairs Committee (MAC) collects and delivers donated home-baked or store-bought cookies to service members stationed at Marine Corps Air Station Cherry Point, Marine Corps Auxiliary Landing Field Bogue, and Coast Guard Stations Fort Macon and Emerald Isle North Carolina.

New Holiday Traditions with a Crystal Coast Family Getaway

Long-time traditions are undoubtedly valuable for loved ones to share. Still, sometimes it benefits everyone to shake things up a bit. Traveling to a new destination is sometimes an overlooked path to family bonding and may make things easier depending on where people live. For example, if one-half of your family lives in Maryland and the other half lives in Georgia, the Crystal Coast could be an excellent meeting place for everyone! Plus, our website’s property map feature makes it easy to find properties close to each other.

Quintessential Vacation Homes in Coastal North Carolina

Life can feel like a frenzy sometimes, so understandably, families don’t get to connect as often as they’d like. Fortunately, the fresh air and sparkling oceanside on the Crystal Coast present the perfect setting to unwind, reconnect, and share your gratitude for one another. Arguably the best part of the holidays is spending time with those who matter most, and at Bluewater, we’re more than happy to facilitate such joyous occasions!

Things to Know About Staging Your Home Before Selling

Things to Know About Staging Your Home Before Selling

Things to Know About Staging Your Home Before Selling

First impressions are a vital part of doing business, and real estate is no exception. Having the property you wish to sell in tip-top shape can not be overstated—and it’s an excellent way to maximize your success with minimal investment. Eye-catching images and concise information is the primary ways to captivate potential buyers, but what may appear to be an easy path can become more challenging than you expect. No matter how much money you spend on a photographer or time editing pictures, staging your home before putting it on the market will go a long way in delivering your desired outcome. Here, we’ll share a few worthwhile things to consider while you start planning.

What Does Staging Your Home Mean?

Like any presentation, aesthetics are crucial for invoking emotion from those visiting your property, whether online or in person. Still, you may ask yourself what staging is and its role in selling your home. At its core, staging is the physical appearance of your property’s interior. And even if you’re operating in a seller’s market, creating a personal experience for your potential partners increases the likelihood that someone will buy. The primary goal of staging your home is to grab the viewer’s attention.

3 Staging Tips

Most real estate sellers understand what staging is, but that doesn’t always translate into know-how. Various factors are at play when presenting a property, and it’s reasonable to have some questions. Browsing local listings is an excellent way to find inspiration, but you’ll ultimately want to set your home apart from the rest of the market. These three tips will help bring your listing to life.

Adding some personality to your listing isn’t a bad thing, but make sure you’re appealing to a broad audience. While some potential buyers might appreciate your trophy deer mounts or antique spoon collection, it could turn others off. At the end of the day, creating generalized spaces is the best way to mitigate unnecessary distractions.

Let There Be Light

Ample lighting will make your property more appealing to perceptive shoppers while maximizing your design. While most homes don’t come fully furnished, giving potential buyers an idea of what the interior could look like will kickstart their imagination and emotions. Still, standard overhead lighting can create unwanted shadows. But optimizing lighting solutions like floor lamps, hanging fixtures, and Edison bulbs will cast light evenly without making the rooms look like a laboratory.

Make Room

One of the first characteristics most home buyers ask themselves when entering the market is, “How much space will we need?” Not everyone values space the same, but it’s probably safe to assume most people want the biggest bang for their buck. The easiest way to do this is to utilize simple design schemes with neutral colors that can make spaces appear larger.

Market Report October 2022

October 2022 Real Estate Market Report

As we review our October 2022 Real Estate Market Report, statistics show that the Crystal Coast housing trends are normalizing. The time has passed for sellers to “test” the market, and buyers now have the opportunity to take more time making decisions.  When interest rates hit 7 percent or higher, it’s not uncommon to see housing markets slow down. However, real estate prices and home values are not expected to drop significantly, and our days on market remain low. Check out the detailed stats below.

Real Estate market report October 2022

Mortgage Rate Forecast for Fourth-Quarter 2022

“Rates for home loans are caught in a tug-of-war between rising inflation and the Federal Reserve’s action to restrain inflation which has indirectly pushed rates higher. The Federal Reserve began hiking its benchmark interest rate in March, and then in June, it raised the rate by 75 basis points—the largest increase since 1994—only to repeat that step again in July and September.

The Fed is expected to continue its commitment to keeping the monetary tightening course of action similar to what we have seen over the last two quarters. This means that rates will likely continue to undergo upward pressure in the upcoming months—or at least until inflation is moderated.” Jon Wood, Atlantic Bay Mortgage

The Bottom Line

Atlantic Beach Realtor®Dan Uzzle

About Dan

Although I was born and raised in North Carolina Piedmont, I have always vacationed at Atlantic Beach and Morehead City, or, as we know it, the truly beautiful Crystal Coast. I grew up fishing the coastal waters and know them very well. I am an avid outdoor sportsman and really enjoy the fish, game, and waterfowl this state has to offer. I have a boat or two and try to use them as much as possible. I really love catching, preparing, and especially eating seafood. I have adult children living in other towns with similar interests and really enjoy spending time with them. Naturally, they love having a place to stay when they visit Dad at the beach. (I never knew how many friends I had until I moved here).

“A pleasure to work with! Always available when we had questions. Would definately use Mr. Uzzle again.”, -Roger and Margaret B.

Get to Know REALTOR Dan Uzzle

Q: Why do you like being part of Bluewater Real Estate, and why did you choose to be a Bluewater Agent?

A: I really like being part of the Bluewater Real Estate Atlantic Beach team. I have been familiar with the Bluewater brand on the Crystal Coast for years. I had talked with a long-time friend and agent about some coastal properties and began to ask questions about the firm and how he liked it, etc. I had made plans to move to Carteret County, recently gotten my broker’s license, and decided Bluewater was my best choice. It has proven to be a great one! They are an absolutely  great bunch of folks to work with

Q: What energizes you outside of work?

A: Things that energize me outside of work include anything outdoors. Living on the coast, I naturally love boating and fishing. There are also several great golf courses in the area that I enjoy playing.

Q: What led you to real estate?

A: I decided to give real estate a try after 30-plus years in the automobile business. I actually had a  real estate sales license when I lived here back in the 90s and never used it. I feel like I am really good at assessing people’s needs and enjoy helping them find something they really love.
