Sustainability in Carteret County
“As an environmentally conscientious REALTOR@, educator, and community volunteer, I pay attention to sustainable, aka green, technologies and building practices here in Carteret County, North Carolina. There is quite a bit to consider when building coastal eco-friendly homes; site location, build orientation, building design, materials, and mechanical systems; the whole process can seem overwhelming. Taking all of these factors into account is what the REALTOR®, home designer, and builder are here for. As a group, we have the experience to incorporate the features to meet the homeowner’s needs and budget. If you are thinking of going green, reach out! I offer free consultations. ” – Charles Elliott

Real Estate Market Update
The real estate market is currently shifting away from the intensity of the past two years. Here is what we know. Home prices are forecasted to rise more moderately than last year, and mortgage rates are expected to increase slightly. What does this mean for your plans to sell your home? Even though the supply of homes for sale is growing this year, there is still a shortage of inventory on the market. That means conditions continue to favor sellers today. The inventory level of homes for sale determines if the buyer or the seller is in the driver’s seat.
- A buyers’ market is when there are more homes for sale than buyers looking to buy. When that happens, buyers have the negotiation power because sellers are more willing to compromise so they can sell their houses.
- In a sellers’ market, it’s just the opposite. There are too few homes available for the number of buyers in the market, which gives the seller all the leverage. In that situation, buyers will do what they can to compete for the limited number of homes for sale.
- A neutral market is when supply is balanced, and there are enough homes to meet buyer demand at the current sales pace.
And for the past two years, we’ve been in a red-hot sellers’ market because inventory has been near record lows.
