In 1993 we began by managing seven rentals to currently managing over 1000 vacation and annual rentals, making us the premier vacation rental company on the Crystal Coast. Our growth and expansion is a true testament to our exceptional customer service and remarkable staff. We are fully committed to continuously improving ourselves and exceeding our customer’s expectations.

Our goals are to:

  • Work for you, to maximize your rental income – by booking as many nights in your property, each year. We commit to this by working vigorously and generating bookings, every hour of every day
  • Develop a profitable rental rate structure for your home each year
  • Collaborate with our marketing department to feature your property on our website and in our brochure through a detailed property description, exquisite property photographs, highlighting your property on an aerial map and showcase a complete floor plan of your vacation rental
  • Provide our expertise and knowledge on how to enhance your property to reach it’s maximum profit
  • Keep you up to date with important information, what to expect during the different rental seasons, policy changes and address any questions you might have. We offer each home owner with a personalized Owner Web account which allows you to access important information such as your booking calendar, guest surveys, maintenance requests, photograph requests, along with many other important features to keep you in the loop on everything happening with your property

In conjunction with our innovative Marketing Strategy, highly trained Reservation Agents and an impeccable website – we are boosting occupancy and increasing revenue for you! We review your rate structure each year and make recommendations based on current travel trends and marketing conditions. Within our goal of maximizing your rental income, we have expanded reservation hours with a 24 hour – 7 day a week reservation call center. In addition to our call center we highly utilize and excel in our enhanced lead management software that tracks phone and email leads to ensure a reservation. Our highly trained Vacation Specialists provide assistance for guests every step of the booking process. The agents’ expertise offer detailed insights about the home, activities in the area, local knowledge and making the guest feel like a part of the Bluewater family. We strive to make each and every vacationer, a Bluewater guest for life.

In collaboration with our Marketing Department we will develop creative ideas in order to fill last minute vacancies. During the off-season we offer a Monthly Rental program for those guests who are looking for a longer stay, to further additional revenue in those shoulder months. Our property managers are on duty every day providing support to answer any questions, suggestions or concerns you might have.

Property Maintenance and Housekeeping

One of the most important things we feel our guests are looking for is a clean, functional house when they arrive on vacation. Prior to guest arrival, your property will be cleaned and then inspected to make sure the cleaning meets all of Bluewater’s standards. One thing we have learned in the vacation rental industry is to expect the unexpected; it’s the nature of the business. Our maintenance department works especially hard to accommodate any guest issues that may arise as efficiently and cost effectively as possible. We make sure to keep you, the homeowner, informed with any issues that may occur. Bluewater also provides a 24 hour on-call maintenance technician to ensure guests are completely satisfied in a timely manner. We offer a competitive maintenance plan that is designed to prevent long term issues to your property and save you money throughout the year. With this plan, our Maintenance Department performs monthly inspections year round, to ensure functionality of your property.

Linens Provided

Bluewater has expanded our efforts in customer satisfaction by offering a fully staffed in-house linen department. We take care of everything - from initial cleaning, distribution and delivery of linens to the property on guest arrival day, then pick them back up to be cleaned at their departure. With Bluewater Linens we provide the needed linens for your guests’ weekly stays. Our full service linen option takes it one step further by not only providing your guest with linens but also having every bed made prior to their arrival, giving them a real vacation the minute they walk through the door!

Pool and Spa Maintenance

Many of our vacationers prefer having their very own private swimming pool or spa to enjoy during their stay. These highly sought after amenities (or requested amenities) affect your rental rate and help generate additional income. Although swimming pools are most desired in the warmer months, we also offer the guest the option to have the swimming pool heated during the cooler months. If your property does offer these additional amenities, our full time Pool and Spa Department is here to maintain and clean them for you by performing bi-weekly visits to your property to look after your pool and spa. In doing this it provides your guests with the best accommodations during their stay and properly protects your pool and spa. Don’t have a pool or spa currently at your property but want one? Our Bluewater Pools Department will assist you with the entire process of planning and installing your new pool or spa.
